Cleaning contractors and facility managers across Australia are buying robots for a fairly unromantic reason. They can’t reliably staff the night shift, and the floor still has to be done.

1. The labour maths is the whole argument
A large open floor is the most expensive thing on your cleaning roster and the least interesting work your staff do. It’s also the part a machine can do unsupervised.
A FloorBotics Quad 800 running a warehouse aisle overnight isn’t replacing your cleaner. It’s freeing them to do the detail work that actually needs a person: touch points, amenities, edges, spills.
Before committing, run your own numbers through the robotic machines ROI calculator. Hours per week on open floor is the input that decides it. Sites with a lot of open floor and a hard time filling shifts get there quickly. Sites with a cleaner already on premises for other reasons often don’t.
2. The machine doesn’t have bad nights
Manual cleaning quality follows whoever is rostered. A robot runs the same route, at the same speed, with the same down pressure, every night.
That consistency is worth more in some buildings than others. If you’re cleaning to an audited standard, or reporting to a client who inspects, repeatability is the thing you’re actually being paid for.
3. Less disruption in occupied buildings
Robotic scrubbers are quiet and lay down less water than most people expect, so the floor behind them is walkable quickly. In aged care, schools and hotels, that matters more than raw productivity numbers.
The safety argument runs the other way too. A machine on a scheduled route at 3am means fewer people working alone in an empty building.
4. You get a record of the work
This is the benefit contractors underrate until they have it. The machine logs what it cleaned, when, and how much area it covered. If you clean under contract, that log settles the conversation about whether the site was done. We’ve watched it end a dispute that had been running for months.
5. They’re simpler to live with than people expect
The common fear is that a robot is a fragile computer that needs a specialist every time it stops. All figures are from the FloorBotics sheets on our product pages. The VR 55’s charge time is the one people miss: five hours of running and six of charging means it can’t cover two consecutive shifts without a second machine.
What a FloorBotics robot needs from your building
- Flat, connected floor. Robots map a space and run a route. Doorways are fine. Steps aren’t, and inclines over 8 degrees rule most machines out.
- Gaps of 700 mm or more. That’s the narrowest passing width in the range, on the VRS 55 Enduro. Measure your tightest permanent gap, not the main aisle.
- A layout that stays put. Pallets, stock and furniture that move nightly break the route. If someone has to tidy the floor so the machine can run, you’ve moved the labour rather than removed it.
- Somewhere to dock and charge. On the Quad 800 and 1100, a spot with water and drainage for the workstation.
- One person who owns it. Someone empties and rinses the tank on the smaller machines, checks the brushes, and keeps it on the dock. A few minutes a day.
How long do they last?
Five to eight years with routine maintenance, in our experience servicing robotic cleaners across Brisbane and the Sunshine Coast. Humidity-resistant seals protect the motors from Queensland’s coastal moisture, and quarterly inspections with filter changes extend the life further. The failures we see early are the same ones any scrubber suffers: tanks left full and packs left flat.

Is your facility actually ready?
Being honest about this saves everyone money. Robots do well when the floor is open, the layout is stable, and the same route runs most nights. Warehouses, distribution centres, large retail, schools and hospital corridors all qualify.
They do poorly when floors are cluttered with pallets and stock that move nightly, when spaces are small and disconnected, or when someone has to clear the floor before the machine can run.
